Here are 5 reasons why some homes sell faster than others.

 

Ample Storage Space

Having ample storage space appeals to home buyers because it would allow them to have everything organized and to avoid clutter. Buyers think that storage is important. Declutter closets to make them appear roomier. Toss away broken items. Donate clothes you have not worn in a while. Go through your pantry and dispose of expired canned goods. Pack away seasonal things you may not use all the time but would like to bring with you on your next house. The more you keep, the more you have to move. The harder it is to move. Use this opportunity to go through your stuff and unload those unnecessary and unused items. Storage space sells home!

 

Staged Home

Deep clean your entire house. Rent a carpet steamer from Home Depot and steam your carpet. Depersonalize your home by removing family pictures and other items that would make a buyer focus more on that item than the house. Declutter and arrange your furniture in a way that makes your home's layout look desirable and enticing. Staging gives every space a purpose. You have to prepare your home in such a way that would attract the most potential buyers who will pay the most amount of price.

 

Proper Pricing

For a successful sale, pricing is an important aspect that you, as a home seller, really needs to consider. Over pricing scares away potential buyers. Too low of a price, buyers might think something is wrong with the house. Try to be objective on the subject. The sold comps is what you could potentially get for your home but it really is your competition that you need to keep an eye on. You want your home to be the best-priced home in the area.

 

Move-In Condition

Most home buyers just want to move in and not have to work on the house they just purchased. Buyers love move-in ready homes. Because of that, it sells faster and at a higher price. Consider making necessary repairs before listing. You may have to do those repairs anyway once you are under contract so you might as well do them now and attract more buyers.

 

High Quality Photos

You already know, home buyers start looking at homes online. The nicer the pictures online, the more interested they are at touring the home. Work with an agent who would spend money on high quality photos. The goal of the professional photos is to get home buyers in to the house and let the house sell itself once they are in. Photos taken with your cellphone simply will not do.

 

Awesome Agent

Find an awesome agent. Here is the thing. Not all agents are created equal. Although we may be given the same tools, what we do with those tools is what separate us from one another. Some agents hire professional photographers to market your home. Some use their cellphones. Some agents really highlights your property’s best assets. Some agents do bare minimum with their description. Some agents will tell you to stage your home. Some agents will show you how you should do it. Asked questions on how they plan to market your home to sell it. Just as your home is one of the biggest investment you made when you bought it, it is still the biggest investment as you sell it.
