Can you buy a house without a Realtor?


Do you really need to work with a Realtor when purchasing your home? The short answer is no. Should you? The obvious answer is YES! You need someone who will guide you through out this process, negotiate on your behalf and look out for your best interest. Seller has a real estate professional working for them, why should you not?


Why it's important to work with a Realtor?



Agents can give you access to current active and sold data.

        It allows you to make an informed decision especially when making an offer when you have current active and sold data. 



Agents can provide you with a buyer's packet.

        The packet contains information about the home buying process, including contracts, reports about the neighborhood, market stats and information about your agent and the company he or she works for so you as a buyer can do your due diligence. 



Agents have a process for finding the right house.

        This includes finding the right house for the right price without missing out on anything. 



Agents can negotiate an offer on your behalf. 

        A skilled Realtor can negotiate the price, terms, dates (closing and possession), inclusions and exclusions, and contingencies. They can negotiate your repairs and appraisals if it doesn't come in at value. 



Agents can help you navigate escrow.

        Agents typically has a process in place for a smooth escrow. They want to make sure you close on time with little to no surprise.



Agents can request and review seller disclosures. 

        Disclosures are supposed to provide details about the property's condition that might negatively affect its value. Every state has its own set of disclosures that sellers are required to report. A capable agent knows what to look for and make sure that those information are communicated to you. 



Agents can help you with the paperwork.

        When purchasing a home, you will sign a lot of paper works. Agents have dealt with these documents so many times that they know it like the back of their hands. They can explain to you what it is for and decipher real estate jargons and terms you don't understand. 



Your Realtor is your trusted, proactive advisor. We are bound by law to act in your best interest. You typically don't pay for your agent's commission so why not have someone who will have your back and represent your best interest?
