3 Reasons Why Buyers Should Get a Home Inspection



Since buying a house is arguably the largest transaction any person will every make in their life, I always advise my clients to hire their own independent home inspector to determine the condition of the property for which an offer is made. You are not required to but I highly advise you do so. Here are three reasons why home buyers should get a home inspection


Home inspectors provide a professional report on the condition of the house.

A home inspection will help you gain a more in-depth understanding of the condition of the home and identify major issues concerning the house. A good inspection report covers items relating to the property in the following broad categories:

  • Foundation, basement and under-floor areas
  • Exterior of the building
  • Major home systems such as mechanical, electrical and plumbing
  • Interior of the building
  • Fireplaces and chimneys
  • Other built-in systems and appliances
  • Pools and spas (sometimes optional)
  • Environmental hazards (a separate report may be provided by the seller)


Home inspection can save you money in the long run. 

Depending on the result of the report, you may be able to negotiate a lower price for the property. The seller may agree to fix certain items before moving forward. If you have an estimate from a roofing contractor saying that it would cost you $10,000 to fix a leaky roof, it is not unreasonable to ask the seller to repair it or negotiate a better deal. Addressing the issues before close of escrow can save you headaches and money in the long run.

A home inspection report is a great tool for for planning ahead. Knowing how old the water heater may give you an idea on how many more years before you have to replace it. If you're planning on renovating, the report may help you decide whether the property in question may need a lot more work than you're willing to do. 


Keep in mind that the report is the personal opinion of the person who prepared it and that the report is a visual inspections and not invasive. Bottom line is, for your peace of mind and to possibly avoid buyer's remorse, hire a home inspector. It'll cost you maybe $500 in the beginning but it could potentially save you thousand of dollars in repairs.
